The cost of building blind

The most expensive mistakes happen before construction begins.

Most construction risk is hidden in the first few metres of ground. The cheapest place to find a problem is on paper, before the first pour. Investigation turns the unknown into evidence, so the decisions above ground are made on data, not hope.

A few weeks of investigation routinely prevents months of delay, and the most expensive surprises a build can face.

Why it matters
  1. Foundation failure

Building on unverified ground risks settlement, cracking and costly remedial work later.

  2. Unexpected ground

Hidden fill, soft layers or rock surprise crews mid-dig and stall the programme.

  3. Cost overruns

Redesigns and change orders after breaking ground are the most expensive kind.

  4. Water problems

Unmanaged groundwater floods excavations and undermines what you build above it.

  5. Design mistakes

Foundations sized on assumptions instead of data are either unsafe or wasteful.

  6. Construction delays

Every ground surprise on site is days lost and trades left standing idle.

Why Binsalim

Most firms talk capability. We own it.

The difference between subcontracting your risk and keeping it accountable, in one team.

We own our equipment

Rigs, survey kit and support fleet are ours, so programmes hold and quality stays in our hands.

Engineers, not just rigs

Qualified engineers plan the scope, interpret the data and stand behind the report.

Faster mobilisation

Owned fleet and local crews put us on your site in days, not weeks.

Local ground knowledge

Years reading Zanzibar and mainland ground, from coastal sands to coral rock.

One accountable partner

Investigation, drilling, design and supply under one roof and one point of contact.

Field-proven crews

Experienced teams who have delivered for ministries, agencies and developers.

How we work

From first site visit to final report.

A structured path on every job, so nothing is guessed and nothing falls through.

  1. 01

    Consult & scope

We discuss your build, walk the site, then plan boreholes, programme and access.

  2. 02

    Field investigation

Owned rigs drill and sample: SPT, DCP, trial pits and resistivity, logged on site.

  3. 03

    Testing & analysis

Samples tested through recognised labs; results interpreted by our engineers.

  4. 04

    Report & support

A clear, costed report you can build on, with our engineers on hand through delivery.

Cancer Hospital Blocks

Ministry of Health / Defeat-NCD

Challenge

Establish dependable ground information for proposed healthcare blocks before structural design and construction.

Outcome

Field investigation, sampling and engineering reporting were completed for the project team.

“Binsalim gave us ground data we could actually build on. The borehole logs were clear, the recommendations practical, and the report arrived on time.”

Industries we serve

Ground intelligence, sector by sector.

All industries

Government & Public Sector

Ground data ministries and agencies can sign off on.

Public projects demand traceable, defensible data. We deliver factual and interpretive reporting that stands up to scrutiny, on the programme public works run to.

Healthcare

Safe foundations for hospitals and clinics.

Healthcare buildings carry heavy, sensitive loads. We characterise the ground precisely so structures are founded safely, from blocks to specialist facilities.

Hospitality & Tourism

Hotels, resorts and villas, founded right and watered.

Zanzibar's coastal developments face variable ground and water needs. We handle investigation and water-well supply together, so resorts open on time.

Real Estate & Construction

De-risk the build before the first pour.

Developers and contractors rely on us to confirm bearing capacity, settlement and materials early, avoiding costly surprises once construction starts.

Water & Utilities

Reliable groundwater, sourced and supplied.

From siting and drilling to pumps, tank towers and testing, we deliver dependable water supply for agencies, communities and private clients across the islands.

Energy & Infrastructure

Ground intelligence for infrastructure that lasts.

Power, telecoms and transport assets need ground that performs for decades. We investigate, design and procure so infrastructure is built on solid evidence.

Talk to an engineer

A geotechnical investigation determines the engineering properties of soil and rock beneath a site, using boreholes, SPT, DCP and trial pits, so structures can be designed on safe, well-understood ground. Binsalim delivers these across Zanzibar and mainland Tanzania.

We are based at Kiembe Samaki in Zanzibar City and serve all areas of Unguja and Pemba, as well as undertaking projects on mainland Tanzania.

We drill deep boreholes for ministries, agencies and private clients, including paired 80-metre water wells, and supply the accompanying tank towers, tanks, pumps and fittings as a complete package.
